Studio Twenty Three offers a wide range of services throughout the RIBA Work Stages, from concept design (Stage 1) through to handover (Stage 6).


We have experience in residential extensions and small new builds with contract values ranging from £50,000 to £650,000.


We have worked with a number of local authorities in London and the home counties.

SERVICES


SURVEY


For small scale projects we can undertake the survey ourselves and for larger sites, we would request a survey is undertaken by a surveyor. Following the survey, we will provide you with plans, sections and elevations of the existing site. These act as the base for producing a 3D model of the existing building, and exploring options for the proposed development.


FEASIBILITY


We will work with you to develop a client brief and take consideration of the site characteristics, client requirements and any constraints (including planning constraints) to establish an initial design. 


Various options are often discussed throughout the feasibility stage, with the use of drawings and 3D models to help the client to visualise the proposals.


PLANNING


Each project is unique, and we can advise on whether a full planning application is required, or whether the development would be classed as permitted development.


Once the client has agreed the design, we submit the application to the Local Council for planning approval. The application includes all relevant drawings and documents and we liaise with the planning officers throughout the determination period.



BUILDING CONTROL


Prior to starting on site, most projects require a Building Control Application to be submitted. This can either be with the Local Council, or a private Approved Inspector.


We produce additional, detailed drawings and a specification for submission and coordinate with other consultants that may be required, such as structural engineers. This process and coordination ensures that the project is built in compliance with current Building Regulations.


TENDER


When obtaining quotations from contractors we advise our clients to prepare a detailed tender package. This allows contractors to provide a more accurate, and detailed, contract value.


We can produce the tender package, which sets out the full scope of work for the contractor and should avoid disputes and potentially save client’s time and money.



CONSTRUCTION


We can work with contractors and suppliers throughout the build and produce additional detailed drawings to help the project complete on time.


Studio Twenty Three also offers site inspections throughout construction to check work against contract documents to achieve a high quality build.
